Family house construction in Nagykovácsi on a steep sloping site

waterproofing of substructures
Waterproofing below ground level is difficult and costly to repair. Construction and supervision can also face challenges: tasks often have to be carried out in narrow spaces and muddy conditions. At this construction site, load-bearing waterproofing was not included in the plans for the formwork wall. An additional problem is that the waterproofing is pierced by reinforcing steels. I recommended replacing the waterproofing with load-bearing coating waterproofing.

After craning the steel structure of the roof above the living room, it became apparent that the steel beams were not fully supported by the steel pillars. A structural engineer had to be consulted to determine the reinforcement required to achieve the appropriate load transfer. The locksmiths then reinforced the steel structure accordingly.

The separation of the two masses was solved in the design by a gutter recessed into the roof plane above the living space. I consider the gutter detail to be a potential source of leaks, especially in increasingly frequent extreme weather conditions. After consultation, it was decided to leave out the gutter design inside the roof. This resulted in a significantly safer roof.

In houses built below street level, the driveway and sidewalk are constructed on backfilled soil due to the foundation work. Despite the compaction, backfilling is at risk of sinking. In the case of this building, the risk of sinking was increased by the clay soil, which is difficult to compact and sensitive to water. I recommended supporting the driveway on the building’s foundation structure. The driveway was also reinforced with steel reinforcement. This will prevent the driveway from sinking relative to the building.
